Social housing development in Albury
We have identified Albury as a priority area for social housing.
We’re committed to delivering homes that better meet tenants’ needs. This means we are building more housing in the local government area close to:
- jobs
- shops
- public transport routes.
We’re also giving local businesses an opportunity to bid for the supply of goods and services.
This includes businesses like:
- planning and design consultants
- building contractors and subcontractors
- infrastructure services contractors
- materials suppliers
- tradespeople.
This maximises the economic benefit for the community.
Using Crown Land to ease housing stress
Through our historic agreement with Crown Lands, we’re investigating the possibility of redeveloping Crown land in the Albury CBD. This land is currently a council depot. It would be made into a new mixed community of housing, shops and other complementary uses.
Working with AlburyCity to deliver better outcomes
We’re also working alongside AlburyCity to ensure social housing meets the needs of the local community.
Between 2022 and 2032, we’re aiming to build new and better homes for social housing tenants and the private market.
This work is closely tied with AlburyCity’s Local Housing Strategy. It is aimed at easing housing stress by increasing the supply of new homes for vulnerable communities and the general public.
The social housing project will also deliver social and economic benefits. It will support the construction industry and create jobs in local trades.
What’s next?
- We’re investigating the potential to renew the Lavington and East Albury housing estates. This will create a modern mix of social and private housing to address the supply and affordability of homes across Albury.
- We’re building a 2-storey apartment building in Albury to provide housing for up to 40 social housing residents.
Supporting local industry and jobs
We held an industry information session on 6 September for local suppliers, contractors and professional service providers to hear about:
- plans for more housing in Albury
- how they can pre-qualify
- the tender process
- the support available to them.

Albury CBD depot site
We’re working closely with these groups to investigate redeveloping Crown land in the Albury CBD:
- Crown Lands
- AlburyCity.
This land would become a new mixed housing, shopping and commercial usage community.
The site is currently being used as a council depot.
If redevelopment is possible, we will seek proposals for transforming the sites into a mix of:
- social housing
- affordable housing
- private housing
with the potential for retail, office and other uses.

The Albury Council CBD depot is located at Wondonga Place, Albury.
Next steps
We are in the early stages of the project, with early feasibility and due diligence work underway.
We will keep the community informed about opportunities to have their say.
Using Crown land to ease housing stress
Crown Lands oversees the state’s Crown land assets (some 34 million hectares or around 42% of NSW). Under our newly signed partnership, we are working together to identify priority areas where there is suitable Crown land for residential development.
