What's happening
Bonnyrigg Estate is continuing to evolve. The redevelopment of this estate has helped to create a safe and vibrant space. It will continue to provide:
- places for community events and interaction
- a mix of housing
- new parks, open spaces and public art
- more links for pedestrians and cyclists
- new street networks.
The new community building (Bonnyrigg Dhanawi Hub) was opened to the community in 2024. It is the central focal point for all aspects of community life for local residents. It has:
- a large hall for social and cultural activities
- meeting rooms
- a kitchen
- play areas for children
- a community garden for residents to share.
A large area of the Bonnyrigg Estate has already been redeveloped. This is made up of 716 new dwellings. These include 268 social housing homes with 7 ha of new and improved public open space.
Works have commenced on the construction of 70 new social homes and 205 new private dwellings in the Humphries Precinct (Stages 7b to 11 of the Bonnyrigg Renewal Project). This is a result of a partnership between Homes NSW and property developer Traders In Purple.
This next phase will provide:
- a range of private land lots 300-600 sqm in size
- social homes that cater for a mix of housing types
- 9,000 sqm of new public park
- upgrades to the existing Bunker Park.
These homes will include:
- freestanding 3- and 4-bedroom homes
- 1- and 2-bedroom apartments
- 3-bedroom terraces.
Funding has been secured through Housing Australia’s National Housing Infrastructure Facility (NHIF). This funding enables the civil works, including:
- roads
- sewerage
- water
- power.
The Department of Planning Industry & Environment approved the Concept Plan (Modification 5) in November 2020. In this plan, a total of 2,998 dwellings, including 900 social housing homes, can be built through the Bonnyrigg Renewal Project.
About the Bonnyrigg Renewal Project
The renewal project is completely transforming the former Bonnyrigg Housing estate. It was originally made up of:
- 833 concentrated social housing properties
- a small number of private dwellings.
We are targeting new homes to be a mix of social and private housing.
There are 18 redevelopment stages in total.
When the project is complete, housing choices will be diverse. They will range from:
- terraces
- semi and detached homes
- mid-rise housing
- 6-storey apartment buildings.
Apartments are planned near the town centre, to be close to public transport, local services, parks, cafes and outdoor dining.
Trees will be planted to reduce heat with 25% of the finished site to be naturally shaded. The development will also include 13 ha of public open space. It will also include more than 4 km of new pedestrian and cycle pathways.
The new design will provide better paths and cycleways. These will provide safe and direct links to local bus stops, the T-Way, shops and services.
Bonnyrigg is becoming a place that provides a walkable, comfortable and healthy lifestyle. It will have parks and open spaces for everyone to enjoy, regardless of age and ability.
