What we are planning
We are planning to replace the 3 existing aged properties with a new 2 and 3-storey residential
housing development which will include:
- 13 homes in total – 7 x 1-bedroom units and 6 x 2-bedroom units
- 12 on-site car parking spaces and 2 internal lifts
- landscaping and fencing across the site.
What we have done so far
In May 2025 we invited the community to provide preliminary feedback about the development. The key themes raised related to:
- size and privacy
- traffic and parking
- neighbourhood character
- community safety.
After careful consideration of feedback received during the preliminary engagement period the final proposed design has been reduced from 16 units to 13 units, and the third storey on the northern most end of the building has been removed.
How this project meets planning controls
The Southview Street site has been carefully selected based on rigorous planning criteria, including its compliance with existing R2 zoning provisions, and suitability for Residential Flat Buildings under the Wollongong Local Government Area planning framework.
The proposal fully complies with the Housing State Environmental Planning Policy (Housing) 2021 (Housing SEPP) and reflects a considered approach to meeting the areas community housing needs.
As a relevant authority under Part 5 of the Environmental Planning and Assessment Act 1979, Homes NSW holds the necessary approval powers for residential development. Importantly, because the proposed development is permissible on the site and remains within the 11-metre height limit prescribed by the Housing SEPP, it can proceed without requiring separate Council consent, while maintaining full compliance with all relevant planning standards.
