Homes NSW is proposing to rezone vacant government-owned land approximately 1.5km from the Tamworth CBD.

The proposal will deliver an additional 213 homes, including 30% social and affordable housing, close to the Town Centre and train station.

Project overview

Homes NSW is proposing to rezone vacant government-owned land in East Tamworth to help address the regional housing crisis by enabling residential land lots to be developed on the site. This proposal will help to address local housing supply challenges by enabling the delivery of diverse housing options near the town centre, public transport, and education facilities.

Homes NSW lodged the proposal in February 2026 with the Department of Planning, Housing and Infrastructure (DPHI) under the NSW Government’s Social and Affordable Housing Program (https://www.planning.nsw.gov.au/social-and-affordable-housing), which aims to implement a faster, streamlined rezoning process for the state’s housing agencies to deliver social and affordable housing.

If approved, the rezoning will introduce new planning controls that would enable the redevelopment of the site into a mixed tenure residential community, including a mix of new private/market, and social housing.

Homes NSW has been working closely with government agencies including the Department of Education, Transport NSW, Rural Fire Service, Department of Climate Change, Energy, the Environment and Water, Department of Planning, Housing and Infrastructure and Tamworth Regional Council to develop the proposed rezoning and subdivision plan to respond to local needs.

The proposed rezoning has been lodged with the Department of Planning, Housing Infrastructure (DPHI) and they are assessing the proposal including submissions received during public exhibition in May 2026.
