Dual licence - real estate and stock and station
Information about a dual licence in both real estate and stock and station, including eligibility requirements, and how to apply.
Key information
- A dual licence allows you to work as an agent in both real estate and stock and station.
- You must hold either a real estate agent licence or a stock and station agent licence (class 1 or class 2) to be able to apply for a dual licence in both categories.
- You must complete the specified qualifications and work experience for the category and class you are applying for.
- Real estate agents with a business agent restriction or an on-site residential property manager restriction cannot apply.
- Assistant real estate and stock and station agents cannot get a dual certificate of registration.
Holding a dual licence
You can get a dual licence if you want to work as both a real estate agent and stock and station agent.
This allows a licence holder to become a dual class 1 or class 2 agent without having to start again as an assistant agent.
For example, if you hold a current real estate agent licence but also want to act as an agent to buy and sell rural land or livestock, the dual licence option provides recognition of your existing skills and experience.
You must hold either a real estate agent licence or a stock and station agent licence (class 1 or class 2) to be able to apply for a dual licence.

Eligibility
There are requirements you must meet to get a dual real estate and stock and station agent licence.
Who can apply
You must meet the following criteria:
- You must hold a class 1 or class 2 real estate agent licence or a stock and station agent licence.
- You must complete the specified qualifications and work experience for the category and class you are applying for.
Who cannot apply?
Class 1 or class 2 agents who have a business agent restriction or an on-site residential property manager restriction as a condition of their licence cannot apply.
Assistant real estate and stock and station agents cannot get a dual certificate of registration.
How to apply
What you need
Before you begin your application make sure you have:
- your licence number and expiry date (or your interstate licence if operating outside of NSW)
- your personal details (such as name, address, and telephone number)
- evidence of your qualifications, including your continuing professional development (CPD) training
- payment for the licence fee. See our fees page for details.
You can apply for a 1, 3 or 5 year licence.

You can also submit your completed application with supporting documents by email to propertylicensing@customerservice.nsw.gov.au.
Your application will take about 20 minutes to complete.
What happens after you apply
Your application will be reviewed and assessed to check it meets eligibility requirements.

We will send an email to advise you if your application has been successful.
If your application is successful, the email will include a copy of your licence and your details will be added to the public register.
If your application is unsuccessful, you’ll be advised of the reasons in writing and be provided with your options.
Renew a licence
You need to renew your real estate agent and stock and station agent licences before they expire.
Before you can renew, you must complete the required continuing professional development (CPD) training each year. You can use this template to keep a record of your CPD activities.
CPD requirements vary between class 1 and class 2 licences. Learn which ones apply to you.
How to renew
We will send you a renewal form about 4 weeks before the expiry date with details of how to renew. We will also send you an SMS reminder.
You can renew your licence online (on or before the expiry date) and pay by credit card.
To renew, you will need:
- your licence number
- your renewal number (from your renewal notice), or full personal details
- evidence of professional indemnity insurance in your name, or in your employer’s name
- details of your CPD training
- credit card details to pay the renewal fee
- a completed notification of change to partnership particulars form (if applicable)
- a completed notification of licensee in charge details form for each place of business (if applicable).
If your licences aren't renewed by the due date they will expire, and you will no longer be authorised to work as an agent (or dual licence holder) in NSW.
Restoring your licence after expiry
If your licence expired less than 3 months ago, you can restore it online or at a Service NSW Centre.
You can use the details on your renewal form to apply to restore your licence.
If your licence is renewed or restored, you’ll keep your existing licence number. In this instance, your licence is considered to have been renewed from the day the licence expired.
In certain circumstances, the Commissioner for Fair Trading (the Commissioner) may extend the period to restore your licence if satisfied that:
- failing to apply before renewal was unintentional, or
- restoring your licence is a fair and just outcome.
If your licence has been expired for more than 3 months and you have not been granted an extension by the Commissioner, restoration will not be an option and you will need to reapply.
You cannot trade until your new licence is issued. To check the status of your licence, you can search the public register.
Working interstate, AMR and mutual recognition
There are different ways to make it easier for many licensed or registered professionals to work interstate.
Qualifications from overseas are not approved for licensing in NSW.
Automatic mutual recognition
Automatic Mutual Recognition (AMR) allows individuals who hold equivalent licences issued in other Australian States and Territories to work in NSW under that licence. Recognised interstate licensees will not need an NSW licence unless they relocate from their primary place of residence to NSW (please note: Queensland is not a participating state).
Interstate licence holders are required to notify NSW Fair Trading of their intention to work in NSW under AMR.
While working in NSW, a recognised interstate licensee must follow the same laws as NSW licence holders. NSW Fair Trading can take disciplinary and enforcement action if these obligations are not met.
The AMR scheme does not apply to New Zealand licences. However, existing processes under the Trans-Tasman Mutual Recognition Arrangements continue to apply.
If not eligible, other licence holders may still be able to apply under mutual recognition to have their licence recognised in NSW.
Mutual recognition
Mutual recognition (MR) arrangements enable a licensed professional to work in another state or territory by having their qualifications recognised in NSW, and vice versa. Currently, the participating states/territories are NSW, Queensland, Tasmania, South Australia and the Northern Territory.
If you hold a current and equivalent interstate licence, you may be eligible to apply for an NSW licence under mutual recognition if the activities you're authorised to carry out are substantially the same.

Qualification and training requirements
You need certain qualifications and work experience to hold a dual real estate and stock and station agent licence in NSW.
You must also complete continuing professional development (CPD) training each year. The CPD year for all licence and certificate holders starts on 1 July each year and ends on 30 June the following year.
Training needs to be delivered by approved providers.
NSW Fair Trading can suspend your licence if you do not comply with the qualification and CPD requirements outlined below.
To apply for a dual class 2 licence you must be able to satisfy one of the following pathways:
Dual class 2 licence - Pathway 1
- Held a class 2 real estate agent licence (without restriction or with a real estate restriction) and a class 2 stock and station agent licence within 12 months before making the application.
Dual class 2 licence - Pathway 2
- Held a certificate of registration as an assistant agent in real estate or an assistant agent in stock and station for at least 12 months, and
- Completed work experience for a class 2 agent over a 12 month period, and
- Completed the following units of the Certificate IV in Real Estate Practice (CPP41419) with a registered training organisation (RTO):
- the following 5 core units:
- Prepare for professional practice in real estate (CPPREP4001)
- Access and interpret ethical practice in real estate (CPPREP4002)
- Access and interpret legislation in real estate (CPPREP4003)
- Establish marketing and communication profiles in real estate (CPPREP4004)
- Prepare to work with real estate trust accounts (CPPREP4005).
- the following 4 units from Group B Residential Property Management:
- Establish landlord relationships (CPPREP4121)
- Manage tenant relationships (CPPREP4122)
- Manage tenancy (CPPREP4123)
- End tenancy (CPPREP4124).
- the following 4 units from Group J – Stock and Station (Stock):
- Confirm and market livestock for sale (CPPREP4301)
- Prepare livestock for sale (CPPREP4302)
- Establish vendor and buyer relationships in livestock sale (CPPREP4303)
- Complete the sales process—livestock (CPPREP4304).
- the following 5 units from Group K – Stock and Station (Station):
- Sell property (CPPREP4105)
- Transact in trust accounts (CPPREP4125)
- Develop and maintain rural property market knowledge and intelligence (CPPREP5311)
- Appraise property for sale or lease (CPPREP4101)
- Market property (CPPREP4102).
- the following 5 core units:
Dual class 2 licence - Pathway 3
- Held a class 2 real estate agent licence (without restriction or with a real estate restriction) within 12 months before making the application, and
- Completed the following units of the Certificate IV in Real Estate Practice (CPP41419) with a registered training organisation (RTO):
- Confirm and market livestock for sale (CPPREP4301)
- Prepare livestock for sale (CPPREP4302)
- Establish vendor and buyer relationships in livestock sale (CPPREP4303)
- Complete the sales process - livestock (CPPREP4304)
- Develop and maintain rural property market knowledge and intelligence (CPPREP5311).
Dual class 2 licence - Pathway 4
- Held a class 2 stock and station agent licence within 12 months before making the application, and
- Completed the following units of the Certificate IV in Real Estate Practice (CPP41419) with a registered training organisation (RTO):
- Establish landlord relationships (CPPREP4121)
- Manage tenant relationships (CPPREP4122)
- End tenancy (CPPREP4124).
To apply for a dual class 1 licence you must be able to satisfy one of the following pathways:
Dual class 1 licence Pathway 1
- Held a class 1 real estate agent licence (without restriction or with real estate restriction) and a class 1 stock and station agent licence within 12 months before making the application.
Dual class 1 licence Pathway 2
- Held a class 2 real estate agent licence (without restriction condition or with real estate restriction) and a class 2 stock and station agent licence for at least 2 years
- Completed work experience for a class 1 agent over a 2 year period
- Completed a relevant Diploma of Property (Agency Management CPP51119), Diploma of Property Services (Agency Management CPP50307) or Diploma of Property (Agency Management CPP51122) with a registered training organisation.
Dual class 1 licence Pathway 3
- Held a class 1 real estate agent licence (without restriction or with real estate restriction) within 12 months before making the application, and
- Completed the following units of the Certificate IV in Real Estate Practice (CPP41419) with a registered training organisation (RTO):
- Confirm and market livestock for sale (CPPREP4301)
- Prepare livestock for sale (CPPREP4302)
- Establish vendor and buyer relationships in livestock sale (CPPREP4303)
- Complete the sales process – livestock (CPPREP4304)
- Develop and maintain rural property market knowledge and intelligence (CPPREP5311).
Dual class 1 licence Pathway 4
- Held a class 1 stock and station agent licence within 12 months before making the application, and
- Completed the following units of the Certificate IV in Real Estate Practice (CPP41419) with a registered training organisation (RTO):
- Establish landlord relationships (CPPREP4121)
- Manage tenant relationships (CPPREP4122)
- End tenancy (CPPREP4124).
Existing qualifications from an RTO can count towards a new qualification. Ask your RTO if this applies to you.
Work experience
You must complete a range of work experience tasks to be eligible to apply for a dual real estate and stock and station agent licence.
Use the work experience logbook to keep track of the tasks as you complete them.
You need to complete the listed activities under the supervision of a licensee in charge. They must verify your ability by signing each task in your logbook as they are achieved.
Once you have finished your work experience tasks, you must scan and submit the logbook as an attachment to your licence application.
Online renewals require a self-declaration check as part of the application process.
You must keep your logbook for reference.
To apply for a dual class 2 real estate and stock and station agent licence, you must complete:
- a minimum of 9 tasks from Part 1 of the logbook, and
- a minimum of 5 tasks from Part 2.
To apply for a dual class 1 real estate agent licence, you must complete:
- all tasks listed in Part 1 of the logbook, and
- a minimum of 8 tasks from Part 2.
Continuing professional development
You need to complete continuing professional development (CPD) training each year. If you don’t, your licence can be suspended.
Your CPD training will include some compulsory topics set by NSW Fair Trading and electives you can choose from. Compulsory topics change each year (1 July to 30 June the following year).
Each licence class has its own CPD requirements.
You must keep evidence of CPD training for 3 years. You can use this template to keep a record of your training.
