Building fire safety requirements under AS 1851-2012

From 13 February 2026, all class 1b and class 2 to class 9 buildings in NSW must have essential fire safety measures inspected and tested in accordance with AS 1851-2012.

From February 2026, AS 1851-2012 is mandatory under the Environmental Planning and Assessment (Development Certification and Fire Safety) Regulation 2021.

Who is responsible?

Building owners must ensure essential services are maintained in accordance with AS 1851-2012. 

Get ready for AS 1851-2012

It's the responsibility of the building owner to ensure that their building is meeting the requirements of the standard.

Examples of building owners include strata committees, owners corporations, and developers prior to occupation certificate.

Building professionals who are contracted by building owners to complete the inspection and maintenance work need to understand the requirements of the standard and hold the appropriate licences and qualifications.

Examples of building professionals include fire safety practitioners and specialist tradespeople.
