Licences cancelled to protect strata consumers
NSW Fair Trading has cancelled the licences of Result Strata Management Pty Ltd and its General Manager Michael Lee and permanently disqualified both from operating in the strata sector in NSW.
The decision follows an extensive investigation into the conduct of the business and reflects NSW Fair Trading’s commitment to improve accountability and confidence in strata managing agents for the growing number of people living in strata.
As a result of its investigation, Fair Trading determined that Result Strata:
- consistently failed to appropriately disclose conflicts of interest,
- consistently breached the rules of conduct that applied to it under the Property and Stock Agents Act 2002 (Act),
- charged fees for services not rendered,
- failed to ensure properties under management complied with critical fire and safety obligations,
- failed to provide information to lot owners when required,
- acted contrary to instructions given at general meetings, and
- failed to ensure a property under management had adequate insurance coverage, when this responsibility had been delegated to the strata manager.
Mr Lee was found to have permitted the company to act in the ways above. In addition, Mr. Lee was found to have obstructed Fair Trading officers in the execution of a search warrant.
The cancellation took effect on 9 May 2025 under the Act and follows earlier suspensions of the licences in January and March 2025.
Mr Lee and Result Strata are disqualified from holding a licence or being involved in the direction, management or conduct of a licensed business under the Act, but can apply for a review of the decision either internally by NSW Fair Trading or externally by the NSW Civil and Administrative Tribunal.
Consumers and strata schemes affected by the decision are being supported, with Grant Thornton appointed by NSW Fair Trading to administer Result Strata’s operations during this process.

The action has been led by NSW Fair Trading’s Strata and Property Services Taskforce, established as part of the NSW Government’s ongoing efforts to strengthen oversight of the property and strata sectors.
The Taskforce is delivering proactive compliance programs throughout 2025, including increased inspections, education and enforcement of strata disclosure requirements, repairs and maintenance and trust account obligations.
