Applying for a Rentstart Bond Loan
To apply for a Rentstart Bond Loan, your prospective tenant will need to:
complete the Rentstart Bond Loan application.
send you the property information form to complete. This form includes your details as the agent or landlord, details about the property, the lease length, and other relevant information.
request for you to sign and date the form
return the completed form to their local Homes NSW office to be assessed.

Lodging the bond
Once we approve the Rentstart Bond Loan, we’ll confirm the property details with you.
We will also provide you with either:
- an approved electronic Bond Loan Code. This can be used to lodge the bond online on the NSW Fair Trading website
- a Rental Bond Lodgement Form. This can be used to lodge the bond using a paper form.
If the tenant gets partial loan approval, they will pay the remaining bond balance to you or through the online bond portal.
Submit the online or paper bond form and the tenant’s payment to the Rental Bond Board. Our contribution will be electronically transferred to the Rental Bond Board. It is important to lodge the bond as soon as possible—bond codes or lodgement forms expire if unused within three months.
Loan repayments
The Rentstart Bond Loan is interest-free and must be repaid directly to us. Tenants make fortnightly payments over 12- or 18-month plans based on their rent and income. If there is no claim on the bond at the end of the tenancy, any repayments made are refunded to the tenant. If the tenant repays the loan early, we will withdraw our interest in the bond. This will allow the tenant to claim the bond from the Rental Bond Board at the end of the lease.
Making a claim against the bond
If you need to make a claim at the end of the tenancy, you can do this through NSW Fair Trading as with any other rental bond. We may request further information about the claim as per the Residential Tenancies Act 2010.
Any remainder of the bond may be returned to us or the tenant depending on how much of the loan has been repaid.
Other assistance
In some cases, we may help our clients pay advance rent or assist established tenants repay rent and water arrears.
Advance rent and arrears payments are made electronically to your nominated bank account. If you are not registered for electronic funds transfer with us, you can complete an EFT form to have your details on our system.
