Located on Dunoon Road, close to existing homes and the new Richmond River High Campus, the 18.5-hectare site will initially provide 85 residential lots for new and relocated homes, as well as new social and affordable housing.
Delivering development on this site will be a collaborative effort with Homes NSW and the NSW Reconstruction Authority, ensuring the new neighbourhood is well-connected to schools, transport, and green space while respecting the cultural heritage of the Widjabul Wia-bal people.
76 land lots will be made available for Resilient Homes Program participants first, giving these residents the opportunity to relocate to safer ground. Across the remaining nine lots, Homes NSW will construct 24 social dwellings and provide four land lots for affordable key worker housing. Any remaining lots will be sold on the open market.
Development application approvals are in place and preparatory work has commenced, with land expected to be available for sale in mid to late 2026.

Lower lying areas of the site will be used for open space and stormwater management, not housing. Lots allocated for homes are located above the 2022 flood level, with appropriate stormwater management, drainage and landscaping to reduce future risks.
The site will include open space areas, and improved connections for walking, cycling and public transport, including proximity to the Northern Rivers Rail trail and links to the Showground, schools and Lismore CBD.
