Former Maitland Hospital
Property and Development NSW has been engaged by NSW Health to determine the most appropriate future use of the former Maitland Hospital site.
The former Maitland Hospital closed in January 2022 when the majority of health services moved to the newly completed, state-of–the–art facility at Metford.
The site of the former Maitland Hospital (PDF 377.82KB) (outlined in blue on the site map below) is currently zoned SP2 – Infrastructure: Health Services Facility. This limits permissible uses without rezoning. Likely adaptive reuse options include private healthcare, aged care, or education facilities.

The former hospital site includes several buildings of significant local heritage value. One of those buildings, the former Female Public Ward (Block J), is of exceptional heritage significance. Block J (outlined in purple) must be preserved and adapted for ongoing public use as part of the site’s future.
Community feedback
The community was asked for their ideas on the future use of the former Maitland Hospital site (outlined in blue) and ideas for the public use of the Block J heritage building (outlined in purple).
Over 1,800 people completed the online guided feedback survey which was open from 1 December 2025 until 1 March 2026.

Next steps
Property and Development NSW will consider all of the community feedback received and publish a summary document. This information will help guide any future decisions about the former Maitland Hospital site.
