Our user instructions below make it easy for you to understand what SBBIS online tasks you need to perform in the Strata Hub.
Stage 6: Determining the cost to rectify defective building work
Read more about Stage 6.
These instructions cover the following tasks:
- Log in to the Strata Hub with your username and password.
- Navigate to the owners corporation work queue on the left side panel.
- Either
- Navigate to the My Work queue to locate the Bond case
- Make sure the assignment step is ‘application for the release of the building bond’, and
- Select ‘Go’ in the action column.
Or - Go to the search field
- Enter the bond case number
- Select ‘enter’,
- Make sure the assignment step is ‘application for the release of the building bond’, and
Select 'Go' in the action column.
- Assign the case to yourself to begin working on the application.
- For the question ‘Has agreement been reached with the owners corporation for costs to rectify defective building work?’ select either ‘yes’ or ‘no’.
- Review the developers responses.
- Download and review the evidence of agreement.
- For the question ‘Do you agree with the details provided by the developer for the agreement of the release of the bond?’ select either yes or no.
If the owners corporation agrees with the details provided by the developer:
- Input the bank details for the owners corporation (the BSB must be six (6) digits only, no letters, spaces or special characters.
- Select 'Submit'.

If the owners corporation does not agree with the details provided by the developer:
- Select ‘yes’ or ‘no’ for the 5 acknowledgement questions.
- Input the bank details for the owners corporation.
- Select 'Submit'.

The case will now be actioned by:
- the developer, if required
- the Secretary
- a person arranged by the Secretary under s209A of the Strata Schemes Management Act 2015, if required.
Stage 8: Completion

These instructions cover the following tasks:
- Log in to the Strata Hub with your username and password.
- Either
- Navigate through the My Work queue to locate the Bond case, and
- Make sure the assignment step is ‘SMS:OwnerCorp’, and
- Select ‘Go’ in the action column.
Or
Go to the search field - Input the Bond case number
- Select ‘enter’
- Make sure the assignment step is ‘SMS:OwnerCorp’, and
- Select ‘Go’ in the action column.
- Assign the case to yourself.
- For the item that asks if there was an excess amount after defect rectification was completed, select either ‘yes’ or ‘no’.
- Yes
- Select either ‘yes’ or’ no’ depending on whether the excess has been returned to the developer.
- Yes.
- No.
Select either ‘yes’ or ‘no’ depending on whether the owners corporation has obtained consent from the developer to retail the excess.- Yes
- Select the calendar icon in the date field.
- Navigate to the month when the consent was obtained, using the up/down arrows to navigate.
- Select the day/date when the consent was obtained.
When the day has been selected, the calendar will close. The date can be edited by selecting the calendar icon and repeating the process.
- No. You cannot submit this task and confirm completion without the developer’s consent to retain the excess amount after the rectification of defective building work. Obtain consent from the developer or return the excess to the developer and proceed with this task, providing supporting documentation.

- Attach specified mandatory supporting documentation in the form of:
- Transaction document
- Rectifying defects costs
- Consent to retain the excess
- Yes
- Select 'Submit'.
The owners corporation has now completed Stage 8 of the building bond.
The strata building bond process within the Strata Hub has now been completed. The building bond is now inactive and you will no longer be able to access the bond.
The owners corporation online tasks are now complete.
