First home buyers purchasing in NSW pay no transfer duty on homes up to $800,000 or vacant land up to $350,000, with reduced rates available on homes up to $1 million and land up to $450,000. Visit First Home Buyers Assistance Scheme on the Revenue NSW website to find out more.

Check your eligibility

Check if you’re eligible for the scheme, including purchaser, property, and residency requirements.

Download and complete application forms

Once contracts have been signed (exchanged), you will need to complete the forms below. 

  1. First Home Buyer Assistance scheme application form (PDF, 969.68 KB) and
  2. Purchaser/Transferee Declaration form (individual) (PDF, 678.41 KB)

For contracts exchanged before 30 June 2023 (inclusive), visit Revenue NSW to complete a different application form. You will also need to confirm the property price threshold and residence requirement for the date you exchanged contracts, as they may have changed.

Submit your application forms

Submit your application forms and proof of identity documents with your solicitor or conveyancer.

Things to remember

  • Buying with others – if you’re buying with others who aren’t eligible, you can still apply for the scheme if you and any other eligible buyers are purchasing at least half of the property with an equity partner. The purchase must be for the whole property.
  • Changes in living arrangements – if your circumstances change and you are not able meet the residence requirement you will no longer be eligible for First Home Buyer Assistance Scheme and will need to pay full transfer duty.
  • Verification – we check applications for inaccuracies and compare the information you provide with data from other government agencies and businesses. Substantial penalties apply for submitting false or misleading information.
  • Lodging objections – you can lodge an objection or request a reassessment within 60 days.
