NSW Valuation and Objection Portal
The NSW Valuation and Objection Portal makes it easy to access land valuation services online. You can securely manage your property details, lodge an objection to your land valuation, submit requests, and choose how you receive your notice of valuation.
What you can do in the portal
When you create an account, you can:
- update your profile details (mailing address, phone number or email)
- add the properties you own or lease to your profile
- choose to receive your notice of valuation by email
- manage your authorised representative or managing agent details
- lodge an objection to your land value
- submit a service request or general enquiry
- view all your messages in one place.
Who can create an account?
Before you create an account, check if you're eligible.
You can register for a portal account if you are a:
- landowner, including joint owners and owners within a strata scheme
- lessee
- non-government organisation that owns property or manages property on behalf of owners.
If you work for a local council or NSW Government organisation (such as Revenue NSW, or NSW Land Registry Services), Value NSW will set up your account. To get started, call us on (02) 6332 8188 Monday to Friday between 9am and 5pm.
Create your account
Make sure you have:
- your user type (individual or organisation)
- your email address
- a password
- your legal given name and family names as shown on your property title
- your business name (as shown on your property title, if creating an account on behalf of an organisation)
- your mobile phone number and mailing address
- your preferred contact method.
Your account is protected with multi-factor authentication.
To log in securely, you'll:
- enter your email and password
- receive a code by email
- enter the code to access your account.
Your privacy is protected under the Privacy and Personal Information Protection Act 1998. To learn more, visit our Privacy and Access to Information page.
- Go to 'Create account'.
- Enter your details.
- Create a password.
- Confirm you're not a robot.
- Submit your registration.
Next, we'll send you:
- an email to verify your email address
- a second email confirming your account is ready.
You can then log in to your account.
Manage your account
To access your account:
- Go to the login page.
- Enter your email and password.
- Select 'Send verification code'.
- Enter the code from your email.
If you forget your password:
- Select ‘Forgot password?’ on the login page and follow the steps.
If you forget your email address:
- call us on (02) 6332 8188 Monday to Friday between 9am and 5pm.
To deactivate your account:
- Log in.
- Go to 'My profile'.
- Select 'Update my profile', then choose 'Deactivate my profile'.
- Enter your reason.
- Confirm you want to deactivate.
To reactivate your account later, contact us on (02) 6332 8188.
Manage your profile and properties
Your up-to-date profile information helps us:
- match your account to the properties you own or lease
- contact you about your land value or property details
- keep your account secure.
Make sure your profile includes:
- your legal names (as shown on your property title)
- your business name (if registering on behalf of an organisation).
Note: The mailing address in your profile is not used to send your notice of valuation. To update your postal delivery address, call us on (02) 6332 8188 Monday to Friday between 9am and 5pm
To update your profile:
- Log in to your account.
- Go to ‘My profile’.
- Select ‘Update my profile’.
- Update your details and select ‘Submit’.
You can add properties you own or lease to your account.
To add a property:
- Log in and go to ‘My properties’.
- Select ‘Owned properties’ or ‘Leased properties’.
- Select ‘Add property’.
- Search using your property ID, address or plan details.
- Select your property and then ‘Add selected properties’.
- Select ‘Next’ and confirm the details.
If your name matches the property title, the property will be added. If not, you’ll be asked to:
- update your profile to match the property title, or
- remove the unmatched property.
If you believe your name is correct, you can still submit your request and we’ll review it.
Once you've added a property to your account, you can choose to receive your notice of valuation by email instead of by post.
To update your delivery method:
- Log in and go to ‘My properties’.
- Select the ‘Owned properties’ tab.
- Go to ‘Update notice delivery method’.
- Tick the property you want to update.
- Select ‘Email’ from the delivery preference dropdown.
- Check that your email address is correct.
- Select ‘Submit’.
This change will apply to your next scheduled notice. To update your postal address for mailed notices, call us on (02) 6332 8188.
You can let someone else manage your property on your behalf. This could be an authorised representative or a managing agent.
They must have their own active NSW Valuation and Objection Portal account before you can add them.
To add a representative or agent:
- Log in to your portal account.
- Go to 'My properties'.
- Select the 'Owned properties' tab.
- Select 'Add authorised representative' or 'Add managing agent'.
- Choose the property and select 'Next'.
- Enter the person’s email address and select 'Submit'.
After you send the request, your representative will:
- Receive an email with a request link
- Log in to their portal account
- Go to 'My work', open the request and select 'Accept'.
Once accepted, the property will appear in their list of managed properties.
If you’re a managing agent with an organisation account, you can nominate yourself to manage a property on behalf of a client. This allows you to view and manage that property through the NSW Valuation and Objection Portal.
To get started:
- Log in with your organisation credentials.
- Go to 'My properties' the select 'Managed properties'.
- Download and complete the authorised representative consent form.
Then follow these steps:
- Select 'Add property'.
- Search by property ID.
- Select the property and then 'Add selected properties.'
- Enter the owner or lessee’s name, select their role from the dropdown, and then select 'Next'.
- Add notes in the declaration section and attach the completed consent form.
- Choose an end date or select 'No end date.'
- Accept the declarations and select 'Submit'.
What happens next:
Value NSW will review your request. You’ll receive a notification once it’s approved, and the property will appear in your portal account.
Submit a service request or feedback
Use your portal account to ask a question or share feedback with us.
Submit a general enquiry
If you have a question about your land value, property details, or anything else, you can submit a general enquiry through the portal.
Steps:
- Log in.
- Go to ‘Submit a service request or enquiry’.
- Select ‘General enquiry’.
- Choose the related property (if applicable).
- Enter your message, attach any documents and select ‘Submit’.
Submit feedback
You can share feedback about the portal, a service you received, or your overall experience. We value your input and use it to improve how we work.
Steps:
- Log in.
- Go to ‘Submit a service request or enquiry’.
- Select ‘Submit feedback’.
- Choose the feedback category from the dropdown.
- Select whether you'd like a response.
- If it applies, link your feedback to a property or service request.
- Enter your message, upload documents and select ‘Submit’.
Lodge an objection
If you believe your land value is incorrect, you can lodge an objection through your portal account.
Before you begin, read our guide on how to object.
Steps:
- Log in.
- Go to ‘Submit a service request or enquiry’.
- Select ‘Lodge objection’.
The portal will guide you through the steps.
