Cooma development project

The project will deliver 140 land lots which 127 land lots will be sold to the private market, 6 land lots reserved for affordable / keyworker sale and 7 lots retained for future social dwellings.

Homes NSW is nearing completion of the civil construction of the Cooma land project located between the Monaro Highway and Polo Flat Road.

The 140 land lots will enable up to 171 homes with a mixture of:

• single dwellings
• duplexes
• social homes
• affordable homes
• key worker housing.

The social homes will be delivered by Homes NSW and all other dwellings delivered by others.

Next steps for the North Precinct – known as "Alpine Rise"

The North Precinct Masterplan will complete civil works in June 2026. This includes roads, water, power, sewer and NBN. Title registration is expected to occur in July 2026, upon which the land will be ready for construction of new homes.

Next steps for the South Precinct

The South Precinct is a collaboration between Crown Lands and the Merriman's Local Aboriginal Land Council. Proposed plans for the precinct include approximately 120 new residential lots.

Homes NSW and Crown Lands are working with the NSW Aboriginal Land Council and Merriman's Local Aboriginal Land Council to prepare a new Development Application for the site. We will continue to share updates with the community as the project progresses.
