Project overview
This innovative program is fast-tracking the delivery of 258 new social housing dwellings in 120 sites across NSW. Most of these dwellings will be in regional areas where the need for new social housing is great.
We can save time and money working with home builders using local trades, and ensure developments fit into local streetscapes.
New social housing, faster
We can deliver these projects up to 6 months faster than regular housing projects. This is because the Low Rise Housing Diversity Code does not require site-specific development application approvals.
Most projects will be:
- dual-occupancy buildings - usually 2 dwellings that share a common wall
- multi-dwelling housing – usually 3 dwellings side by side in a terrace format
- manor houses – which present as a large house but are made up of up to 3 or 4 individual units.
Quality design and sustainability
All projects in the Medium Density Housing program:
- are designed in line with the Low Rise Housing Diversity Code’s development standards and design guide
- are good-quality, well-designed and sustainable buildings that look at home in their street and local area
- achieve a 7-star rating under the National House Energy Rating Scheme (NatHERS)
- include solar power to help reduce energy costs for residents.
Sites chosen for redevelopment under the program are either vacant blocks or those that contain ageing properties that no longer meet the needs of modern social housing.
Homes NSW's role
Our role is to grow and manage the supply of the right types of housing, at the right time, in the right areas, for people in need in our communities.
