Homes NSW and key worker housing

Homes NSW supports rural and remote communities in NSW by providing and maintaining a quality housing service for eligible key workers such as teachers and members of the NSW Police.

The NSW Government recognises that housing availability in rural and remote communities is a barrier to recruitment and retention of police and teachers in these regions. Key worker housing provides the necessary quality accommodation to support these needs.

We make sure that Homes NSW-managed residential properties are suitable for occupation by key workers.

We provide:

  • housing applications and allocations
  • tenancy support
  • responsive maintenance - alongside our appointed managing agents
  • planned maintenance - refurbishment
  • new housing construction
  • portfolio management (asset disposals and acquisitions).

What managing agents provide

Managing agents engaged by Homes NSW provide tenancy support services including:

  • day-to-day tenancy support
  • lease sign-ups
  • incoming and outgoing inspections
  • routine inspections
  • responsive maintenance.

About the Teacher Housing Authority (THA)

What the THA does

The Teacher Housing Authority of New South Wales (THA) is a statutory entity constituted under the Teacher Housing Authority Act 1975. The THA leases Homes NSW-managed residences in rural and remote communities to teachers separately from their employment conditions. 

There are currently around 1,450 THA homes located across 205 towns in rural and remote NSW.

Rent and subsidies

Teachers pay rent based on local market rental costs for the residences they occupy.

Teachers may receive a rental subsidy from the Department of Education. This is as an incentive to encourage them to teach at a particular school. The subsidy is aligned with the transfer points of the school and are determined and administered by the Department of Education.

Local housing representatives

Local housing representatives are teacher tenants who liaise between Homes NSW and our tenants. They are a network of teachers elected by other teachers in their community. They give their time voluntarily to ensure the needs of teachers and their families are met and play an important role in the overall service provided by Homes NSW.

About housing for the NSW Police Force

Police Force Housing

Police Force Housing (PFH) is a dedicated residential portfolio within Homes NSW. PFH provides and maintains suitable housing for eligible NSW Police Force officers working in rural and remote locations across the state.

Currently, around 675 PFH properties are managed across 298 towns, helping to support police presence in communities where private rental options are limited.

Eligibility for Police Housing is determined by the NSW Police Force and is linked to specific roles and operational requirements. Accommodation allocations are made in consultation with NSW Police District Managers.
