Cooma NSW 2630
Homes NSW is progressing with its plans to build more housing for Cooma between the Monaro Highway and Polo Flat Road with a proposal to deliver up to 140 housing lots with a mixture of single dwellings, duplexes, social and affordable homes, and key worker housing.
Located between the Monaro Highway and Polo Flat Road, the land will deliver up to 140 housing with a mixture of:
- single dwellings
- duplexes
- social homes
- affordable homes
- key worker housing.
Next steps for the North Precinct – known as "Alpine Rise"
The North Precinct Masterplan has been approved and early work has commenced to prepare the land for registration and the construction of new dwellings.
Land is now available to buy with registration expected in mid-2026.

Next steps for the South Precinct
The South Precinct is a collaboration between Crown Lands and the Merrimans Local Aboriginal Land Council. Proposed plans for the precinct include approximately 120 new residential lots.
Homes NSW and Crown Lands are working with the NSW Aboriginal Land Council and Merrimans Local Aboriginal Land Council to prepare a new Development Application for the site. We will continue to share updates with the community as the project progresses.
