Rydalmere development precinct
We are working with potential property development partners to progress proposals for a new integrated community at Rydalmere, delivering thousands of homes, a school, extensive open space and essential community infrastructure.
Creating a new community in Western Sydney
Pending approval, a proposed rezoning would deliver a diverse range of housing, a school, open space, including accessible bushland reserve alongside Vineyard Creek, commercial and retail space, and a new internal road network.
The site is located on the doorstep of Parramatta’s CBD, Western Sydney University’s Rydalmere campus, Westmead health campus, and the Yallamundi stop on the Parramatta Light Rail.
Key objectives for this site include:
- Accelerating urban renewal and the provision of housing and education within the Greater Parramatta area.
- Supporting community infrastructure including a new internal road network at the site.
- Extensive open space and access to bushland including rehabilitation and provision of community access to the Vineyard Creek native flora and fauna corridor.

Partnering with developers
A delivery partner will be sought via a request for proposals (RFP) process which will follow the expression of interest (EOI) campaign.
Background
The Rydalmere development site between 26 Kissing Point Road and 266 Victoria Road has been underutilised for several years.
Property and Development NSW was granted approval by the NSW Government in October 2024 to become the owner, manage the site and seek a development partner to deliver the mixed-use precinct.
Next steps
The request for proposal process is underway, and we aim to announce our development partner before the end of 2026.
