Continuing Professional Development (CPD) requirements for property professionals
If you are a property agent who holds a class 1 licence, class 2 licence or a certificate of registration, you must complete the CPD specified for your licence or certificate category each year.
Your CPD requirements – key information
- In the 2025-26 CPD year (1 July 2025 to 30 June 2026), licensed agents must complete all compulsory topics relevant to their licence category and area of practice.
- Class 1 licence holders will be required to attend a NSW Fair Trading accredited forum in addition to their core hours.
- Failure to comply with your CPD requirements may result in the suspension or cancellation of your licence or certificate.
Compulsory topics
Compulsory topics must be delivered by a training provider approved by the Strata and Property Services Commissioner. The list of approved providers is available below.
Compulsory topics must:
- be delivered in an interactive training environment, which can be:
- face-to-face (maximum 40 attendees), or
- an interactive webinar (maximum 25 attendees)
- include an assessment activity.
Note: Unlike previous years, you are no longer able to complete CPD by online self-paced training.
An agency training plan must detail CPD
Licensees-in-charge must have all CPD training detailed in the training plan for the agency, and this may be made up of topics most relevant to you.

Real estate licence category holders
Must complete a minimum of:
- 7 hours of interactive training delivered by an approved provider, covering 4 compulsory CPD topics.
Must complete a minimum of:
- 4 hours of interactive training delivered by an approved provider, covering 3 compulsory CPD topics.
Must complete a minimum of:
- 5 hours of interactive training delivered by an approved provider, covering 4 compulsory CPD topics.
Strata licence category holders
Agents who hold a strata category of licence must complete a minimum of:
- 4 hours of interactive training delivered by an approved provider covering 3 compulsory CPD topics, and
- 1 hour completing the additional mandatory online module on disclosures and fiduciary duty.
Stock and station licence category holders
Agents who hold a stock and station category of licence must complete a minimum of:
- 5 hours of interactive training delivered by an approved provider covering 4 compulsory CPD topics.
Dual licence category holders
Real estate and strata dual licence holders
If you hold a dual licence in real estate and strata, you must complete continuing professional development (CPD) based on your licence categories and area of practice. All interactive training must be delivered by an approved provider.
Must complete:
- 7 hours of interactive training from an approved provider on 4 compulsory real estate CPD topics
- 4 hours of interactive training from an approved provider on 3 compulsory strata CPD topics
- 1 hour minimum of the mandatory online module on disclosures and fiduciary duty.
Must complete:
- 4 hours of interactive training from an approved provider on 3 compulsory short-term residential property management CPD topics
- 4 hours of interactive training from an approved provider on 3 compulsory strata CPD topics
- 1 hour minimum of the mandatory online module on disclosures and fiduciary duty.
Must complete:
- 5 hours of interactive training from an approved provider on 4 compulsory commercial real estate or business broker CPD topics
- 4 hours of interactive training from an approved provider on 3 compulsory strata CPD topics
- 1 hour minimum of the mandatory online module on disclosures and fiduciary duty.
Real estate and stock and station dual licence holders
If you hold a dual licence in real estate and stock and station, you must complete CPD based on your licence categories and your area of practice. All interactive training must be delivered by an approved provider.
Must complete:
- 7 hours of interactive training from an approved provider on 4 compulsory real estate CPD topics
- 5 hours of interactive training from an approved provider on 4 compulsory stock and station CPD topics.
Must complete:
- 4 hours of interactive training from an approved provider on 3 compulsory short-term residential property management CPD topics
- 5 hours of interactive training from an approved provider on 4 compulsory stock and station CPD topics.
Must complete:
- 5 hours of interactive training from an approved provider on 4 compulsory commercial real estate or business broker CPD topics
- 5 hours of interactive training from an approved provider on 4 compulsory stock and station CPD topics.
Certificate of registration holders as assistant agents
Assistant agents must complete at least 3 units each CPD year from a valid Certificate IV qualification required for the issue of a Class 2 Agent licence in:
- real estate (with or without restrictions)
- strata management
- stock and station.
Assistant agents can complete any of the units from their Certificate IV qualification.
There are no CPD requirements if you are an assistant agent in stock and station with a condition imposed on your certificate restricting you to act as an agent for the sale of livestock only.
Carry-over of CPD from past years
The CPD arrangements do not provide for the carry-over of CPD from one year to the next for most licences, except assistant agents.
As assistant agents must complete units from their related Certificate IV qualification, units completed since the certificate holder’s last renewal can be carried forward.
Records you need to keep
It is a licence or certificate holder’s responsibility to ensure you meet your mandatory CPD requirements every year.
- Licence and certificate holders must keep their own records of any compulsory topics completed.
- Certificate of registration holders must keep the statement of attainment issued by a registered training organisation for each unit completed from the relevant Certificate IV for their area of practice
- Licence and certificate holders must provide evidence to NSW Fair Trading that they have completed the required CPD topics.
Length of time you must keep records for
Licence holders (class 1 and class 2) must keep all records for 3 years.
Certificate of registration holders must keep all records for 4 years.
Exemptions
No exemptions will be granted to individuals who fail to complete the required CPD within the allocated period.
For a licence or certificate of registration commencing within 90 days of the expiry of the CPD period.
Licence or certificate of registration holders are exempt from completing CPD if their licence or certificate of registration commenced less than 90 days before the end of the CPD year and they:
- applied for and received a licence or certificate of registration, or
- restored or reactivated a licence or certificate of registration that has been expired since the commencement of the allocated CPD period.
This exemption is applied automatically; holders are not required to apply for the exemption.
Note: This exemption does not apply to a licence or certificate of registration that has recommenced following a period of suspension or cancellation where a condition has been applied under the Act requiring the holder to complete specified CPD.
For a certificate of registration commencing within 3 to 9 months of the expiry of the CPD period
Certificate of registration holders are required to complete a minimum of 1 unit of competency from that year if they have:
- applied for and received a certificate of registration, or
- restored or reactivated a licence or certificate of registration that has been expired since the commencement of the allocated CPD period.
The unit must be from a valid Certificate IV qualification that is required for the issue of a Class 2 Agent licence.

New mandatory commissions, disclosures and fiduciary duty 2025 – 2026 CPD course
A new mandatory commissions, disclosures and fiduciary duty course is being developed by NSW Fair Trading. The mandatory course forms part of the CPD requirements for all licensed agents in strata management.
More information will be provided when the course is available for enrolment.
