Strata levy notices
Guidance for strata committees to help them provide easy-to-understand levy notices for owners and meet a new requirement starting later in 2025 (date yet to be announced).

- A levy notice is the bill the strata manager or treasurer sends to each strata owner with the amount of strata levies or ‘fees’ they need to pay.
- New strata laws starting later in 2025 require certain information to be included on strata levy notices.
- The new information requirement will help ensure that strata property owners have clear information about their levies and understand their obligations and rights.
- Strata committees are being encouraged to start preparing for the change by reviewing their current levy notice. An example 'best practice' levy notice has been developed to assist schemes in developing or updating levy notices.
Requirement for levy notices in NSW
New strata laws being rolled out later in 2025 will require strata schemes to provide a new ‘Financial hardship information statement’ with each levy notice issued to NSW strata owners.
This change will give strata owners clear information about their options if they are unable to pay their levies.
To help your strata committee (or strata manager) prepare for this change, you can now access:
- a copy of the Financial Hardship Information Statement that will become mandatory
- translated versions of the information statement (in 10 community languages).
We have also provided other information to help strata schemes issue ‘best practice’ strata levy notices. This includes:
- recommendations on what to include on levy notices
- an example of a best practice levy notice that schemes can choose to follow.
What do strata schemes need to do?
We recommend that your strata committee:
- Reviews your levy notice against our best practice example before making any necessary updates. This will make the levy notice easy for owners to understand.
- Starts to include the Financial Hardship Information Statement, so your strata scheme is ready before the new laws start.
What to include on levy notices
To make your strata levy notice best practice, we recommend that it include the following elements.
- Who the notice is from: This should include contact details of the strata manager or committee (name, address and phone number).
- Strata plan number
- Date of notice
- Who the notice is addressed to: The lot owners name/s.
- Due dates for payment
- Breakdown of amount/s owing or to be paid: For example, 'The following fees are due.'
- Interest that will be charged on overdue amount/s
- How to check your ledger: This may be by accessing an owners' portal, requesting a copy or other means. Note, the notice should explain how to make enquiries (e.g. by using the contact details provided in the notice).
- Payment details: Including methods of payment and where and how to pay.
- Financial Hardship Information Statement: This will become mandatory later in 2025.

This is an example of a best practice levy notice which has been numbered to match the recommended inclusions listed above.
Note, a best practice strata levy notice would also include the Financial Hardship Information Statement (which will become mandatory later in 2025). The example provided here does not include this as we suggest it be included separately on its own page.

- How to make an enquiry
- Information about payment plans and financial hardship
- Dispute resolution options available (for example, any internal dispute resolution information and the option to apply for free mediation with NSW Fair Trading)
- How to get translated versions of the information statement (available in 10 community languages).
