Our user instructions below make it easy for you to understand what SBBIS online tasks you need to perform in the Strata Hub.
Stage 4: Rectify defective building work
Changing builder details
To change the builder details, you need to email stratasystem@customerservice.nsw.gov.au.

Stage 5: Final inspection and report

These instructions cover the following tasks:
- Click ‘Go’ on the To Do screen. Click ‘Assign’ on the Assign Work screen.
View the details of the building inspector who completed the interim report. Are they available to do the final inspection?
The screenshot below shows what you will see when you select ‘Yes’.Otherwise, select ‘No’ if the building inspector is not available.
You will be asked to enter the date when you found out the building inspector was not available and a reason.
An information box will also appear, highlighting that the Secretary will arrange a building inspector to conduct the final inspection and report. A standard service fee will need to be paid.Click ‘Submit’.
Note: If the building inspector subsequently becomes unavailable, you need to contact the Strata Hub team to revert the strata bond case to this step.- If you selected ‘Yes’, the building inspector can proceed with the final inspection and report process.
Stage 6: Determining the cost to rectify defective building work

These instructions cover the following tasks:
- Log in to the Strata Hub with your username and password.
- Either:
- Navigate to the My Work queue to find the Bond case, and
- Make sure it says ‘application for the release of the building bond’ (by developer), and
- Select 'Go' in the action column.
Or - Go to the search field, and
- Enter the bond case number, and
- Select enter, and
- Make sure it says ‘application for the release of the building bond’ (by developer), and
Select Go to action the case.
- Assign the case to yourself to begin working on the application.
- For the question ‘Has agreement been reached with the owners corporation for costs to rectify defective building work?’ select either yes or no.
- Select the calendar icon in the date field. Go to the date when the agreement was reached and select it.
The calendar will close, but if you need to edit the date you can repeat the process. - Select yes or no for ‘Are you applying for a release to enable the remainder of the building bond to be cancelled?’
- If you select yes
- Enter the Australian dollar ($) amount that is to be released to the owners corporation. The balance of the building bond to be cancelled will be displayed.
- Select the calendar icon in the date field.
- Navigate to the date when the owners corporation agreed to for remainder of the building bond to be cancelled.
Upload the deed of agreement.
- If you select no, you will see the total amounts of the current balance of the building bond and the amount to be released to the owners corporation.
- If you select yes
- Enter the Bond issuer details as they appear in the bond certificate. All fields are mandatory.
- Select submit.
- For the 5 acknowledgement questions, select yes or no.
- Enter the Bond issuer details as they appear in the bond certificate. All fields are mandatory.
- Select submit.
The building bond case will now be actioned by:- the owners corporation
- the Strata Building Bond and Inspections Scheme Secretary
- a person arranged by the Secretary under s209A of the Strata Schemes Management Act 2015, if required.
If the owners corporation has received the application for the release of the building bond (submitted by the developer) and they do not agree with the details provided by the developer, the case will come back into the developer work queue for action.
- Log in with your username and password to the Strata Hub.
- On the right side of the screen, go to the developer work queue.
- Select the Developer Work Queue:
- Find the relevant strata bond in the list, and confirm it says ‘application for the release of the building bond’. Select go in the action column.
- Enter the strata bond case number into the search field and select go. Find the strata bond in the list for the release of the building bond.
- Assign the case to yourself to begin working on it.
- For the five (5) acknowledgement statements, select either yes or no.
- Select submit.
Your online tasks are now complete.
