Strata manager finder overview
Strata manager finder helps strata owners search for strata managing agents that service the area of their strata scheme.
When a strata owner performs a search in the finder, they can view:
- your licence status
- compliance records
- information from the business profile of your strata management agency from pre-filled information reported in the Strata Hub.
Strata manager finder for strata managers
As a strata manager, you can use Strata manager finder to promote your business.
You can do this by completing your business profile. This will give prospective clients information about what your business offers and any specialist services.
If you need to opt out from Strata manager finder, you can also do this within the business profile.
Strata managers can prepare a profile on Strata manager finder
Strata manager finder was launched on 26 November 2025. You can now manage your profile to promote your business.
Strata manager finder will be promoted to strata owners in early 2026.
It can take about 10 minutes to prepare your business profile information, then another 10 minutes to enter it into your agency’s business profile in Strata manager finder. You will need the following details:
- business name
- website address, phone number and email for the business
- introductory text to promote your business and more detailed information (see example below of what this will look like on screen)
- office locations.
You will also need to select:
- whether the business is a Strata Community Australia (NSW) and/or Real Estate Institute NSW member.
- if clients will have access to a customer portal (where owners can view meeting minutes for their scheme, for example).
- the types of schemes your business services (ie, residential, commercial and/or mixed schemes and/or retirement villages) and size of those schemes.
- specialist services provided – which includes any experience/support with:
- strata renewal committees (as part of the strata collective sale and renewal process)
- community associations in community land schemes
- building management committees (which manage common property such as carparks and lobbies in commercial or mixed-use schemes)
- company title.

All strata managing agents with a current licence will be listed
All strata managing agents reported against strata schemes with a current licence will appear in the Strata manager finder search results, unless you have opted out of Strata manager finder.
If a strata manager has reported schemes using a corporation licence, only the strata management agency details will be searchable.
If a strata manager has reported any schemes using their individual licence, they will be individually searchable. Strata managers can update the strata reporting to select a corporation licence if they prefer not to be searchable.
Search results for Strata property owners
The results generated from Strata manager finder include:
- the number of strata managers who service the local area
- a listing of the agencies with their profile information (if available).
How to enter business profile details
One person from your business will have access to manage your Strata Manager Finder business profile.
An email has been sent to them from Strata Hub, identifying them as the business details manager. They can then:
- accept the administrator role or transfer their access to someone else
- enter and/or update business profile information
- opt out the business from Strata Manager Finder (if needed). They can opt in again in the future.
How to use the Strata manager finder to manage business details
Accept access
If you have received an email from Strata Hub or your agency prompting you to accept access to manage business details, follow these steps:
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub and go to ‘My profile’.
- Navigate to the Strata Managing Agent (SMA) section on screen and select ‘Manage access to business details’.
- Select ‘Myself’ and click on ‘Submit’.
- In My profile, you can view the details by clicking on the ‘Update SMA business details’ link.
Transferring access
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub and go to ‘My profile’.
- Navigate to the SMA section and select ‘Manage access to business details’ link.
- Provide the email address of the registered Strata Hub user responsible for updating the information.
- Select ‘Submit’.
- The incoming business details manager will receive an email from the system with detailed steps.
Update business details
If you have access to manage business details for your agency, complete these steps:
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub and go to ‘My profile’.
- Navigate to the SMA section and click on the ‘Update SMA business details’ link.
- Update the information in business details and select ‘Submit’ to save the information.
- If you’re a current member of the Strata Community Association, you should include the following text on your profile: ‘Liability limited by a scheme approved under Professional Standards Legislation’.
- During this process, you can click on cancel to exit the update process, if you need to. No data will be saved.
How to opt out
Only the person who has access to manage business details for your agency can do this (unless they transfer access):
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub.
- Go to ‘My profile’.
- Navigate to the SMA section and click on ‘Update SMA business details’ link.
- On the business details screen, go to ‘Display in Strata Manager Finder’ and select ‘No’.
- Click on ‘Submit’ to save the information. Your business will no longer appear in the Strata Manager Finder – unless you decide to opt in again.
Common questions about Strata manager finder
Why am I listed in Strata Manager Finder when I work for a strata management company?
You will appear in the results as an individual if your individual licence has been reported against a scheme. To correct this, you need to update the scheme with your company’s corporation licence (subject to the owners corporation’s approval).
Why are my business and contact details not appearing?
The Strata Manager Finder will only display your business name based on the information you have provided as part of strata annual reporting on Strata Hub.
To update your business profile to include more information (such as a business description and contact details), a person in your organisation with business details manager access will need to:
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub.
- Select ‘My Profile’
- Select ‘Update SMA Business details’.
Who has access to update business details?
Only one person in your organisation can be assigned as the ‘business details manager’.
Initially, this person will be selected based on the number of schemes they have reported and the date that they last logged in to Strata Hub. Once they have either accepted or transferred the access to another person, the business details manager will be assigned for your strata management agency.
If you are not sure who has been assigned with this access, please email stratasystem@customerservice.nsw.gov.au and include details of who your nominated business details manager will be, so we can update this.
Our trading name differs from our corporation licence name - can we change what appears on Strata Manager Finder?
Yes, you can change it by logging in to Strata Hub and updating your profile:
- Register on the Strata Hub, if you haven’t done so already.
- Log in to Strata Hub.
- Select ‘My Profile’
- Select ‘Update SMA Business details’. In the Business name field, enter the business name you would like to display and select Submit.
